Project Management
Our Project Management service involves overseeing and co-ordinating all aspects of a construction project, from initial planning stages right through to final delivery and sign off. The goal is always to ensure that a project is completed on time, within budget and to the desired standards of quality. AH Projects have a proven track record of Project delivery and a portfolio of successful projects ranging from Domestic extensions right through to multi-million pound housing and commercial developments.
Our hands on approach assists our Contractors to deliver the project, with a formula to catch all of the elements that could otherwise deliver bumps in the road.
Many of the key stages are the same, they just require different levels of input.
Our approach to Project Management, in close collaboration with the client will include
Project Planning
- Development of the Project scope, goals and objectives.
- Develop a Project timeline with Milestones, this will include both Pre-Construction and Construction phases.
- Establish a Project Budget and allocation of resources
- Identify key stakeholder including the project team, consultants and their roles.
- Assessing risks and plan risk mitigation.
Design and Pre-construction
- Develop, review and finalise all documentation, drawings specifications and schedule.
- Co-ordinate with design team
- Finalise the Procurement strategy, Tenders, Negotiation, contracts
- Obtain all necessary approvals and consents
Procurement
- Prepare and issue tender documents
- Review and select contractors
- Negotiate contract terms and conditions and award contract
- Procurement of key services, materials and specialist elements
Construction Phase
- Monitor progress, track timelines resources and costs, meetings and update reports.
- Quality control, ensure that works meet specifications, safety and quality standards
- Team co-ordination, subcontractors and design team
- Site management. Ensure site safety, compliance with statutory regulations and smooth logistics.
- Manage changes and variations, for both cost and delivery
- Budget management, track spending vs the allocated budget, adjust forecasts
Communication
- Regular updates and reports
- Resolve issues and any conflicts
- Completion
- Final inspections, snagging lists.
Handover of Project to client including demonstrations, manuals, warranties and as-built documentation.
Agree final accounts and approve payment of retentions Post handover support. Deal with any defects or teething problems.
