AH Projects were approached in 2022 initially for Design ideas for this dilapidated 1950s bungalow on a wonderfully landscaped, large plot in the village of Hailey. The new owners had acquired it with view to downsizing from their larger property, with the intended result being their “forever” home.
As part of the consultation and briefing process it became clear that whilst the majority of the property was not fit for purpose, cold, damp and poorly lit. There was still the basis on the ground floor of a layout that worked, and subject to some structural checks a scheme would be possible to create a fantastic home without needing to demolish the whole property and start again. To confirm this, we worked out budget costings between rebuild and extend/refurb.
The design evolved into a working scheme that included retaining about 70% of the existing ground floor footprint, extending at the side and rear. A complete new first floor and roof structure, including a full height vaulted entrance hallway and galleried landing. The new design also included:- Complete fabric insulation to walls, roofs and to the ground floor including new ground floor slab with wet underfloor heating in screed. Air Source Heat Pump heating system. Mechanical Ventilation Heat Recovery System. Large Solar PV array with battery storage. Two new bathrooms, wardrobes and a new kitchen.
High efficiency new glazing including a corner glazed extension with bi-folding doors and a feature roof light.
The final scheme was quantified into a detailed working budget and cost plan and with our Project Management service the scheme was delivered on budget and within 12 months, allowing the clients to sell their old home and move straight in.

We have now had almost two years to confirm whether all of our advanced planning and attention to detail has paid off – yes, it did – and whether our decision to prioritise investment in the structure rather than the “sexy” visible bits was worth it – an even bigger YES! Thanks to all our new tech systems we are now constantly warm, have an ample supply of hot water, no draughts and a light-filled house. Plus, the small modifications made to ensure an easy-to-manage home as we go into old age are largely unnoticed by others but already welcome to us. The biggest plus is that our energy bill has reduced by two thirds.
Arron listened to our ideas and we now have what we wanted and more, thanks to his input. Altogether, a very successful renovation and a great result.
